Government-Issued Photo ID Driver’s licence, passport, or provincial ID — for all borrowers on the application
Proof of Income 2 most recent pay stubs, T4s, or NOAs for self-employed applicants (2 years)
Proof of Down Payment 90 days of bank statements showing the source and accumulation of down payment funds
Property Details MLS listing, accepted offer to purchase, or property tax statement for renewals
Letter of Employment On company letterhead, confirming position, salary, and length of service (salaried employees)
Gift Letter (if applicable) Signed gift letter if any portion of the down payment is a non-repayable gift from a family member
All applicants must be Canadian residents. Additional documentation may be required depending on your employment type, property type, or down payment source. Your Mortgage Specialist will confirm the complete checklist for your specific application.

Eligibility Criteria

  • Canadian Residency All borrowers must be Canadian residents. Permanent residents and eligible work permit holders may qualify — ask your Mortgage Specialist about your situation.
  • Minimum Down Payment 5% of the purchase price for homes under $500,000. 10% on the portion between $500,000–$999,999. 20% minimum for homes at $1M+. CMHC insurance applies under 20%.
  • Stress Test Qualification Applicants must qualify at the higher of 5.25% or your contract rate plus 2% under the federal mortgage stress test — regardless of your down payment amount.
  • Credit History A minimum credit score is required. A strong credit history and low debt-to-income ratio improve your eligibility and the rate you’re offered. Your Specialist reviews your full credit profile.
